The prescribed form, which is unusual
Thai practice uses official printed power of attorney forms for land and vehicle matters — the Land Department's Tor Dor 21 among them — and an office will require its own form rather than a free-drafted deed.
A carefully drafted power in the wrong format is refused. We name the form by its designation and translate the completed fields, because the form number is what the office looks for.
No notary as a US reader knows it
Thailand has no notary public in the civil law or common law sense. Certification is done by a notarial services attorney licensed by the Lawyers Council, or by a district office, or by an embassy.
So a Thai power may carry an endorsement a US reader does not recognise. It is the correct Thai instrument, and we name the certifying body and the licence.
Powers granted abroad
Thailand is not a party to the Apostille Convention, so a US document for use in Thailand is notarised, authenticated by the Department of State and then legalised by the Thai embassy, and finally by the Thai Ministry of Foreign Affairs.
An apostille alone does nothing. That chain is long and it is the step that delays files. We translate the endorsements present so the chain is legible.
The Buddhist year, and the transliteration
Thai documents date in the Buddhist Era, 543 years ahead of the Gregorian year, so 2568 is 2025. A power read at face value appears to be from the future.
