The grades of title deed
Thai land documents are graded: Chanote (Nor Sor 4 Jor) is full title with GPS-surveyed boundaries, Nor Sor 3 Gor is a confirmed right to use with aerial survey, Nor Sor 3 is less precise, and Sor Por Kor is agricultural allotment land that cannot be sold.
They are not variations of one thing. The grade determines whether the land can be sold, mortgaged or built on, and we name it exactly rather than writing "title deed".
Foreigners cannot own land
A foreigner cannot own land in Thailand. A foreigner may own a condominium unit within the building's forty-nine per cent foreign quota, or take a registered lease, commonly thirty years.
Company structures used to hold land for foreigners are scrutinised and nominee shareholding is unlawful. The condominium's foreign quota letter is part of the file and we translate it.
The back of the deed
The reverse of a chanote records the history of transfers, mortgages, servitudes and usufructs with dates and Land Office entries.
A scan of the front alone shows the current holder and hides everything else. We ask for both sides and translate every entry.
The Buddhist year, the rai and the transliteration
Areas are in rai, ngan and wah — one rai is 1,600 square metres — and a deed gives the figure in that form.
Dates are in the Buddhist Era, 543 years ahead, so 2568 is 2025. Thai has no fixed romanisation and one name yields several spellings. See our Thai page.

Frequently asked questions
Is my document a chanote?
Only if it is Nor Sor 4 Jor. The lesser grades confer less and Sor Por Kor cannot be sold at all.
Can a foreigner own?
Not land. A condominium unit within the forty-nine per cent foreign quota, or a registered lease.
Why do you need the back of the deed?
Transfers, mortgages, servitudes and usufructs are recorded on the reverse.
What is a rai?
