The deed, the mutation and the rent receipt
A Bangladeshi sale deed (dalil) is registered on stamped paper at the sub-registrar's office, but ownership is only complete after mutation (namjari) in the land office records and payment of land development tax, evidenced by the dakhila rent receipt.
Three documents, not one. A registered deed with no mutation leaves the record unchanged, and the file needs all three.
Four generations of survey records
Bangladeshi land records come in layers: CS from the colonial cadastral survey, SA from the 1950s state acquisition, RS from the revisional survey, and BS or City Survey most recently.
Each has its own khatian and dag numbers for the same ground, and a title search traces the parcel across all four. Flattening them to "land record" destroys the chain, so we name each survey.
Waqf, khas and enemy property
Some land is waqf held for religious endowment and inalienable, some is khas government land, and some was designated vested (formerly enemy) property after 1965 — a category that dispossessed many Hindu families and remains litigated.
Those statuses are recited in the records and they decide whether land can be conveyed at all. We translate them as written.
The NID, and the units
Parties are identified by NID, and the deed names the father and the permanent address.
