The sanad, and the plaque number
Iranian title is the sanad-e malekiat issued by the Deeds and Properties Registration Organisation, historically a bound green booklet and since 2018 a single-sheet electronic deed (sanad-e tak-bargi) with a barcode.
Property is identified by plaque numbers — a principal and subsidiary pair, pelak-e asli and far'i — within a registration district, not by address. We reproduce them.
The official deed and the ordinary paper
A great many Iranian transactions are recorded on a qolnameh or mobayeʿe-nameh, an ordinary private sale paper, rather than being transferred at a notary office into an official deed.
An ordinary paper is enforceable between the parties but does not change the registry, and Iranian courts have restricted reliance on it. We name which instrument the document is.
Waqf land, and the leasehold
A meaningful share of Iranian urban property sits on waqf endowment land, where the building is owned but the ground is held under a perpetual lease with a periodic payment to the endowment.
The deed says so, and it materially affects value and transferability. Rendering it as freehold misstates the asset.
The Solar Hijri date, and the national code
Dates use the Solar Hijri calendar starting at the spring equinox, so a fixed offset is wrong for part of the year. Each date is converted individually.
Parties are identified by the ten-digit national code with a check digit, and areas in square metres. See our Persian page.
