The lalpurja, and the Land Revenue Office
Nepali title is the lalpurja — the red ownership certificate — issued by the Land Revenue Office of the district, giving the owner, the ward, the kitta (plot) number, the area and the land class.
The kitta number plus the ward and district is the identifier, and the napi naksa survey map is the graphic record. We reproduce both references.
Guthi land, which cannot simply be sold
A notable share of Kathmandu Valley land is guthi — endowment land held for religious or community trusts, either raj guthi under the state trust or niji guthi private — where the occupier is a tenant rather than an owner.
Guthi tenure is not freehold and transferring it is restricted. The lalpurja states the class and we translate it rather than rendering everything as ownership.
Tenancy rights, and the dual ownership history
Nepal's land reform gave registered tenants (mohi) a right to a share of the land, and the resulting dual ownership was partly resolved by splitting parcels between landlord and tenant.
A mohi entry on a record is a live interest, not history, and it blocks a clean sale. We translate the entry as it stands.

Dates are in Bikram Sambat, roughly 56 to 57 years ahead, with months of varying length, so conversion needs a table rather than arithmetic.
