The unified cadastre, and the certificate
Armenian title is registered at the Cadastre Committee, and the certificate of registration gives the unified identification code of the property — region, community, block, parcel — with the area and the rights.
The register is unified and electronic, and an extract can be obtained and verified. We reproduce the identification code exactly, because it is the search key.
Privatisation, and where titles come from
Armenian land was privatised from 1991, with agricultural land distributed to rural households and apartments transferred to their occupiers, so most Armenian titles trace to a privatisation act of the early 1990s.
Those acts are short documents that a family may still hold, and they are the root of the chain. We translate them with the current certificate.
The designated purpose, and the restrictions
The certificate states the designated purpose of the land — residential, agricultural, industrial — and the permitted use, and building outside it is unlawful.
Encumbrances are registered: mortgages, servitudes, seizures and the notarised rights of family members, which in Armenian practice can restrict a sale. We translate each.

Parties are identified by a public services number and passport details, and a company by its state registration number.
