Notarisation, and registration against the property
Armenian leases of longer terms are notarised and registered with the cadastre, which records the lease against the property and gives it effect against a purchaser.
A short unregistered lease binds the parties only. The notarial act number and the cadastral reference are on the document and we translate both.
The 2022 influx, and the rent shock
Armenia received a very large inflow of people from Russia and Belarus from 2022, which moved Yerevan rents sharply, and many leases from that period are to non-resident tenants.
So a lease may name a foreign tenant and a rent well above the local norm. That is the market rather than an anomaly, and we translate the terms as written.
Dram, dollars and the indexation
Rent is in dram, with figures running to six digits for ordinary amounts, and leases to foreign tenants are frequently quoted in US dollars and paid in dram.

Parties are identified by their social security number and passport details, which do not change.
