Rent a year in advance, and the registration line
Myanmar practice requires six months to a year of rent in advance, and a lease of more than a year must be registered with the deeds registry to be enforceable, so many are written for a year.
A US reader seeing a large upfront figure is looking at the market convention rather than a purchase. We state the period the payment covers.
Foreigners and the Condominium Law
Foreign nationals cannot own land in Myanmar, and long leases have been the substitute, with the 2016 Condominium Law permitting foreign ownership of units above a defined floor within a building quota.
So a foreign national's Myanmar file may hold a long lease or a condominium instrument, and they are different things. We name which.
Kyat, dollars and the two rates
Rent may be in kyat or US dollars, and Myanmar has operated an official reference rate alongside a very different market rate, so a kyat figure converts at two quite different numbers.

The NRC, and no surnames
Parties are identified by NRC number, a structured string with a township code and a citizenship category letter, which we transcribe and explain.
