Why anyone asks for a translated lease

A lease turns up in a US file for one of four reasons, and which one it is changes what matters in the translation. It is proof of address for an immigration or benefits application; it is evidence of assets or obligations in a visa or financial disclosure; it is evidence of a shared residence in a marriage-based petition; or it is the subject of a dispute.

For the first three, the parties, the address, the dates and the rent are what the reader needs and they need to be unambiguous. For the fourth, every clause matters and a summary is useless.

The guarantor is not a co-signer

Most civil-law jurisdictions require a third-party guarantee for a residential lease, and it is not the same instrument as a US co-signature. A Latin American fiador or aval, a French caution solidaire, a Japanese hoshōnin — each has a defined statutory position with its own conditions and its own limits.

We translate the term and describe the position rather than writing "guarantor" and leaving a US reader to assume a familiar arrangement. Where the guarantee is secured against property, the property description is part of the lease and is translated with it.

Registration, stamps and why the lease looks official

Many countries require a lease to be registered with a tax or housing authority, or to carry stamp duty paid by affixed revenue stamps, before it is enforceable or before it can be used as proof of address. India, Italy, Spain, Brazil and much of the Middle East all have versions of this.

Those stamps, registration numbers and endorsements are what make the document evidence rather than a private agreement, and we translate them rather than describing the page as "stamped". A lease without them may be exactly why the office came back.

Deposits, key money and charges with no US equivalent

Deposit rules vary enormously and some charges have no US parallel at all: Japanese reikin is a non-refundable gift to the landlord, Korean jeonse is a very large refundable lump sum in place of rent, German Kaution is capped at three months and held in a separate interest-bearing account by law.

A reader assessing someone's finances from a lease needs those distinguished, because a refundable deposit and a non-refundable premium are different facts about the same person. We keep the original term and explain the instrument.
