The State Register of Property Rights
Ukrainian title is recorded in the State Register of Real Property Rights, and an extract from it is the proof of ownership. Paper ownership certificates were discontinued in 2016.

The land cadastre, which is separate
Land carries a cadastral number from the State Land Cadastre in a colon-separated form, with a designated use category that governs what may be built and is a material restriction.
The rights register and the land cadastre are separate systems, and the extract references both. We reproduce each identifier as written.
The notary, and the moratorium history
A Ukrainian transfer is notarised, and the notary enters the right into the register directly, so the notarial act and the registration happen together.
Agricultural land was under a sale moratorium until 2021, so older documents may record leases and emphyteusis where a sale would now be possible. That history is visible in the file and we translate it as written.
Wartime records, and the patronymic
Since 2022 registry access has been restricted at times and some local records were damaged or relocated, so a file may hold reissued or archival extracts.
