Two systems at once
Greece is midway through replacing the old Υποθηκοφυλακείο — a person-based mortgage registry where you search by owner — with the Κτηματολόγιο, a parcel-based national cadastre.
Which system covers an area depends on the area and the date, and a file may hold documents from both. That is the single most confusing feature of Greek property paperwork and we name the system each document belongs to.
Why searching by owner matters
In the old system there is no single record per property: you trace the chain through the transcription books by the names of successive owners, which is why Greek title research is laborious and why a lawyer's certificate matters.

The topographic diagram, and the engineer
A Greek transfer requires a topographic diagram and an engineer's certificate that no unauthorised construction exists, under legislation that made undeclared building a bar to transfer.
Many Greek properties carry legalised arbitrary constructions under successive amnesty laws, and the certificate recites which. Those recitals decide whether the sale can proceed.
The AFM, and inheritance
Parties are identified by AFM, the nine-digit tax number, without which nothing completes.
