Land book and cadastre, which disagree
Croatia runs the zemljišna knjiga (land book, at the courts) for rights and the katastar (at the state geodetic administration) for physical description, and the two frequently do not match.
That mismatch is a well-known feature rather than an error, and reconciling it is a live part of Croatian conveyancing. We give both records and the discrepancy.
The four sections of the land book
A land book folio has a posjedovnica listing the parcels, a vlastovnica for ownership, and a teretovnica for encumbrances — mortgages, rights of use, zabilježba spora marking litigation.
A litigation note is the kind of entry that decides whether a coastal property is buyable. We translate every entry with its number.
Coastal maritime domain, and unregistered buildings
The pomorsko dobro, the maritime domain along the coast, is public property that cannot be owned, and a parcel adjoining it may be partly within it.
Croatia also has a large stock of buildings never entered in the land book or lacking a use permit, legalised in waves since 2012. A legalisation decision is part of the file and we translate it.
The OIB, and inherited shares
Parties are identified by OIB, eleven digits used for people and companies alike.
