The form follows the act
A Croatian power must be in a form adequate to the act: a notarially certified signature (ovjera potpisa) for many acts, and a full notarial deed for those requiring one.
Land registry transactions require at least certified signatures. A plain signed power presented at a land registry is refused, and we name which form the document takes.
Diaspora property, and inheritance
A great many Croatian powers in US files concern property and inheritance — coastal property, family land and estates — where a descendant abroad authorises a relative or a lawyer.
Croatian inheritance proceedings run before a notary acting as a court commissioner, and the power must cover appearance in those proceedings. We reproduce the enumerated powers.
Consular powers, and the apostille
Croatian consulates exercise notarial functions, and a power granted before a consul is a Croatian notarial act. A power certified before a US notary needs an apostille and a certified Croatian translation.

The OIB, and the land book
Parties are identified by OIB, the eleven-digit identification number used for individuals and companies alike, and Croatian property is identified by its land book entry and cadastral parcel.
