The tulajdoni lap, and its three parts
Hungarian title is the tulajdoni lap, the land registry sheet, in three parts: I describing the property with its topographical lot number and cultivation category, II the owners and their shares, and III the encumbrances.
Registration is constitutive: ownership passes on entry, ranked by the order applications arrive. The sheet number and the settlement are the citation and we reproduce both.
The széljegy, which a buyer must see
A pending application appears as a széljegy, a marginal note at the top of the sheet, before it is entered in the body.
A széljegy can be an incoming mortgage or a competing sale, and it ranks ahead of anything filed later. A summary that reads only the body of the sheet misses it entirely. We translate it.
Agricultural land, and the restrictions
Hungary restricts the acquisition of agricultural land to qualifying farmers, with area caps, local pre-emption rights and administrative approval, and non-EU nationals generally cannot buy it.
Part I's cultivation category is therefore not a label but the fact that decides whether a sale is possible at all.
Surname first, and the lawyer's countersignature
A Hungarian transfer requires a document either notarised or countersigned by a lawyer, an institution with no US equivalent that gives a private document full evidential force.
