Registered title is the exception
Egypt has two systems: sijil ayni, real folio registration by parcel, which covers only limited areas, and shahr shakhsi, personal registration of deeds, which covers most of the country.
And a very large share of Egyptian property is transferred by unregistered contract (aqd ibtidai) never taken through registration at all, because registration fees and the survey requirement deter it. Most Egyptian "deeds" in a US file are in that category.
The validity and enforcement suit
Where a sale was never registered, Egyptian practice uses a sihhat wa nafaz action — a court judgment declaring the contract valid and enforceable — which then substitutes for registration.
So a court judgment functions as the title document, which a US reader would not expect. We name the judgment for what it does rather than treating it as ordinary litigation.
Boundaries, neighbours and the survey
Egyptian property descriptions recite boundaries and adjoining owners on four sides as well as any registration reference, a survival of an older conveyancing tradition.
That recital is what identifies the land where there is no parcel number. We translate it in full rather than compressing it to an address.
The national number, and the numerals
Parties are identified by the fourteen-digit national number encoding century, date of birth and governorate.
