The CNR, and the two registry systems
El Salvador's Centro Nacional de Registros runs the property registry, and the country has been converting from the old sistema de folio personal — search by owner — to folio real, one record per property with a matrícula number.
Both systems appear in files. A folio real matrícula is a per-property record; an older antecedente traces through books by owner. We name which the document is.
The antecedente, and the chain
A Salvadoran title study traces the antecedente — the prior inscription that the current one derives from — back through the books, and the deed recites it.
That recital is what lets a reader follow the chain, and a translation that drops it as boilerplate removes the link. We reproduce it.
Rural land, and the agrarian reform history
The 1980s agrarian reform and the 1992 peace accords' land transfer programme retitled a great deal of rural land, and those titles carry their own conditions and sometimes transfer restrictions.
A title from the PTT or from ISTA is a real title with a distinct origin. We name the programme where the document does rather than flattening it.
The DUI, and the units
Parties are identified by DUI, nine digits with a hyphen before the last, and a company by NIT.
Rural areas are stated in manzanas and varas cuadradas, which have no US equivalent, so we give the figure as written with the conversion alongside. See our Spanish page.
