The Registro Público, and the departmental books
Nicaraguan title is inscribed at the Registro Público of the department, in the Registro de la Propiedad Inmueble, and the citation gives the finca, tomo, folio and asiento.
Registries are departmental, so which one holds the record matters. The libertad de gravamen certificate is what shows the charges. We reproduce the citation in full.
Confiscation and the reform titles
The 1980s confiscations and the subsequent Laws 85, 86 and 88 retitled a very large amount of Nicaraguan property, and claims by former owners were handled through a compensation process rather than always by restitution.
A title deriving from that period carries a distinct history that a buyer examines closely. We translate the derivation as recited rather than summarising the current owner.
The Caribbean coast, and communal title
The autonomous regions of the Caribbean coast hold land under communal title granted to indigenous and Afro-descendant communities under Law 445, and that land is inalienable.

Parties are identified by cédula de identidad, a fourteen-character code combining municipality of birth, date of birth and a letter.
