The padrón, and the departmental registry

Uruguayan property is identified by its padrón number within a department and, in Montevideo, by the padrón plus the unit, and title is inscribed in the Registro de la Propiedad Inmueble of the department.

The padrón is the cadastral identifier and is the number everything else hangs off — the tax account, the survey, the registry entry. We reproduce it with the department.

The certificate the escribano obtains

Before a transfer the escribano obtains an información registral covering ownership and charges, and, in a succession, a certificado de resultancias de autos summarising the probate file.

That succession certificate is the document that proves who the heirs are, and it is what a US reader actually needs for an inherited property. We translate it with the deed.

The thirty-year study, and prescription

Uruguayan practice traces title for thirty years, because that is the long prescription period, and the escribano certifies the chain.

So a single deed answers less than a US reader assumes, and the title study is the substantive document. We translate the chain the file holds.

Parties are identified by cédula de identidad with a check digit after a hyphen, and a company by RUT.
