The finca, and the Dirección de Registros Públicos
Paraguayan title is inscribed at the Dirección General de los Registros Públicos as a finca with a number and a district, and the property also carries a padrón from the cadastre.
The finca number and the district together are the citation. The finca and the padrón are different identifiers for the same property and conflating them produces a failed search, so we keep them apart.
The title chain, and the tierras malhabidas
Paraguay has a documented history of irregularly allocated rural land from the agrarian reform era, and titles deriving from that period are examined closely and have been litigated.
A rural title study traces the derivation from the original state grant. We translate the derivation as recited rather than only naming the present owner.
The certificado de condiciones de dominio
The registry issues a certificado de condiciones de dominio reporting ownership and charges — mortgages, embargos, litis, prohibitions — over a stated period.
The period bounds what the certificate proves, and it is printed on the document. We keep it prominent.
The cédula, Guaraní and the units
Parties are identified by cédula de identidad civil and a company by RUC with a check digit.
