The Instituto de la Propiedad, and folio real
Honduras consolidated registration under the Instituto de la Propiedad and moved to a folio real system with a matrícula per property, replacing the older book-and-entry records.
Both appear in files, and an older inscription has to be traced into the matrícula. We name which system the document belongs to and reproduce the matrícula.
The constitutional limit on coastal land
The Honduran constitution restricts foreign ownership within 40 kilometres of the coast and borders, with a narrow urban-lot exception for a residence, which is why so much Bay Islands property is held through a Honduran company.
A deed showing a company as owner with a foreign beneficial owner is the normal structure there, and it is a material fact about the title.

Honduras has a well-documented problem of duplicate and overlapping inscriptions, particularly on the islands and the north coast, where the same land has been titled more than once.
