The cantonal registry, and the razón de inscripción
Ecuadorian title is inscribed at the Registro de la Propiedad of the canton, and the deed carries a razón de inscripción stamped on it giving the register, the number and the date.
Registries are cantonal rather than national, so which canton matters and practice differs between them. We name the canton and reproduce the razón exactly.
The certificado de gravámenes
The operative document for a buyer is the certificado de gravámenes, which reports the ownership history and the charges over a stated period — mortgages, prohibición de enajenar, embargo, patrimonio familiar.
A patrimonio familiar entry blocks a sale without judicial authorisation, and it is easy to miss. We translate each charge with its date.
Comunas, and land without individual title
Ecuador recognises comunas — communal landholdings, coastal and Andean — whose land is inalienable and held collectively, with members holding rights of use rather than title.
A document from a comuna is not an individual deed and translating it as one misstates the position. We name the tenure.
The predio, and the identifiers
Municipalities assign a clave catastral and the property carries a predial tax account, and the deed states the area, boundaries and the alícuota for a unit in a horizontal property.
