The katastr, and the list vlastnictví
Czech title lives in the katastr nemovitostí, and the operative extract is the list vlastnictví (LV) for a cadastral area, listing the owners, the parcels, the buildings and the encumbrances.
The LV number plus the cadastral area is the citation. Ownership passes on the cadastral entry, with effect backdated to the application, which is a detail that decides priority.
Building and land, reunited in 2014
Czech law long treated the building as separate from the land, and the 2014 civil code reunited them with a right of first refusal between separate owners during the transition.
So an older file may show a house owned by one party and the plot by another. That is not an error and the LV shows it plainly. We translate both entries.
The encumbrance section, and the plomba
The LV records mortgages, easements (věcná břemena), pre-emption rights and enforcement notes, and a plomba marks that a change is pending on the file.
A plomba means an unfinished proceeding, which is exactly what a buyer needs to see, and it disappears once resolved. We translate it as what it means, not as a seal.
The identifiers, and the -ová
Parties are identified by birth number and address, and a company by IČO.
A woman's surname takes the -ová ending unless she elected otherwise, so a couple on one LV appear with different surnames. See our Czech page.
