The TAPU, which is the whole document
Turkish title is the tapu senedi issued by the Land Registry Directorate, and it names the province, district, neighbourhood, ada (block) and parsel (parcel), the share held, and the nature of the right.
The tapu is a genuine registry title with state guarantee, unlike a US recorded deed. The block and parcel numbers, not the street address, identify the property, and we reproduce them.
Kat mülkiyeti and kat irtifakı, which are not the same
An apartment may be held under kat mülkiyeti — full condominium ownership of a completed building — or under kat irtifakı, a construction servitude over a building not yet completed and signed off.
A buyer holding kat irtifakı does not yet hold the finished flat, and the tapu says which. Rendering both as "ownership" hides the difference, so we keep the term.
Encumbrances, and the takyidat
Restrictions are recorded as takyidat: mortgages (ipotek), attachments (haciz), easements, family residence annotations and zoning notes.
A takyidat extract is a separate printout from the tapu itself, and the two together are what shows the real position. We translate both where the file holds them.
Foreign buyers, and the identifiers
Turkey permits foreign ownership subject to reciprocity, area limits per person per district, and military zone clearance, and a transfer to a foreigner requires a state valuation report.
