The partida registral at SUNARP
Peruvian title lives in a partida registral at SUNARP, and the copia literal of the partida is the document showing the chain of owners, the mortgages and the restrictions.
The escritura pública before a notary is the act; the partida is the record. A client sending only the escritura is missing what a buyer or a court needs, and we say so.
The independización, and the numbering
A building divided into units is independizada, each unit receiving its own partida derived from the parent, with the reglamento interno setting the shares in the common parts.
The parent partida still matters, because charges on it can reach the units. We translate the derivation as recorded rather than treating the unit partida as free-standing.
Informal title, and COFOPRI
A very large share of Peruvian urban property originated in informal settlement and was titled through COFOPRI formalisation programmes, and those titles carry their own annotations and sometimes transfer restrictions.
A COFOPRI title is real title, not a lesser document, but it reads differently and the annotations matter. We name the programme where the document does.
Predial, alcabala and the identifiers
Transfer requires the municipal alcabala tax and the property carries a predial account, and the deed gives the area, boundaries and the cadastral reference.
