The Conservador de Bienes Raíces

Chilean title is inscribed at the Conservador de Bienes Raíces of the commune, in the Registro de Propiedad, and the inscription — fojas, number and year — is the reference that identifies it.

Those three elements together are the citation, and dropping any one makes the record unfindable. We reproduce all three exactly as written.

The certificate of liens, and the ten-year study

Chilean practice requires a certificado de hipotecas y gravámenes and an estudio de títulos tracing the chain back ten years, because the Chilean system is one of registered possession rather than guaranteed title.

The register is strong evidence but is not conclusive in the German sense, which is exactly why the ten-year study exists. A single deed answers less than a US reader assumes.

The rol de avalúo, and the copropiedad

Property carries a rol number assigned by the Servicio de Impuestos Internos for tax, distinct from the registry citation, and an apartment is held under copropiedad inmobiliaria with a stated share.

The rol and the fojas citation are different identifiers for the same property, and a translation that conflates them creates a search failure. We keep them apart.

The RUT, and the electronic register

Parties are identified by RUT with a check digit that may be K, and many Conservadores now issue electronically with a verification code.
