Short-term letting has its own statute
Slovakia has a dedicated short-term residential letting act alongside the Civil Code, under which a landlord registers with the tax authority and gains a substantially easier route to end the tenancy.
So a Slovak lease falls under one regime or the other, and the tenant's security is entirely different under each. The contract states which and we name it.
Deposit, and the registration
Under the short-term act the deposit is capped at three months' rent and the landlord must be registered with the tax authority for the regime to apply.
An unregistered landlord purporting to rely on it is relying on nothing. The registration reference is on the document where it exists and we translate it.
Euro, and the service charges
Rent is in euro, and Slovak numbers write a comma as the decimal separator. Service charges are quoted separately and reconciled annually.
So the rent clause is not the tenant's cost. We convert the notation and translate the allocation as the contract sets it out.
Residence registration, and the identifiers
A lease supports registering a residence, which foreign nationals need for residence permits, with the landlord providing a consent.
