Rent may be stated in gourdes, in US dollars, or in "Haitian dollars" — a unit of account equal to five gourdes with no note behind it.
So a figure described as dollars may be gourdes divided by five and not US dollars at all. That is a genuine trap and we say which unit a figure is in.
The notaire, and the registration
Haitian leases are frequently executed before a notaire and registered with the tax authority, and the registration stamp is what gives the document evidential weight.
The vocabulary is nineteenth-century French civil-law vocabulary, which reads older than a US reader expects. That is period rather than error.
The land title problem
Haitian land title is frequently unclear, with overlapping claims and incomplete records, so a lease may reference a chain of prior deeds and possession.
