Eleven months, and why
A very large share of Russian residential leases run for eleven months. Registration with the state property register is required for leases of a year or more, and an eleven-month term avoids it.
So the term is a deliberate legal structure rather than a short or precarious tenancy, and it is renewed routinely. A US reader reading it as instability has misread it.
Naem and arenda are different words
Russian law distinguishes наём (naem) — residential letting to an individual — from аренда (arenda), letting to a legal entity or of non-residential property, and the rules differ.
Both translate as lease and they are not the same instrument. We name which the contract is, because the protections and the termination rules follow from it.
Registration, and the encumbrance
A lease of a year or more is registered with Rosreestr and appears as an encumbrance on the property record, which is what gives it effect against a purchaser.
An unregistered long lease is a real defect rather than a formality. The registration stamp and number are on the document and we translate them.
The rouble, and the passport data
Russian contracts identify the parties by passport series and number, place of issue and registered address, which is far more identifying data than a US lease carries.
Rouble amounts are written with a comma as the decimal separator, and some contracts index the rent to a foreign currency. We convert the notation and name the currency. See our Russian page.
