The lease must be declared to the tax authority
A Greek residential lease must be submitted electronically to the tax authority (AADE), and the submission produces a reference number that both parties can verify. An undeclared lease causes real problems for both sides.
The declaration reference, not the signed paper, is what the tax system and many other authorities read. We translate it and the reference number as printed.
The three-year minimum
Greek residential leases carry a statutory minimum term of three years regardless of what the contract says, so a one-year lease is treated as running for three at the tenant's option.
A US reader taking the written term at face value has the tenant's security wrong. We translate the written term and state the statutory position where the lease references it.
The deposit, and the utilities
A deposit of one or two months is the market norm rather than a statutory cap, and Greek leases allocate κοινόχρηστα — shared building charges — which are billed separately and can be substantial.
