The notarial eviction clause
Hungarian landlords very commonly require the tenant to sign a notarial declaration submitting to enforcement, which allows eviction and recovery of arrears without a full court action.
It is a separate notarial instrument from the lease, and it materially changes the tenant's position. A US reader given only the lease has the lesser half of the transaction, and we name the instrument.
Deposit, and the two or three months
Two or three months' deposit is the market norm rather than a statutory cap, and the lease states the conditions for its return.
Hungarian leases also commonly require the tenant to pay the közös költség, the condominium common charge, in addition to rent and utilities. We translate the allocation as the contract sets it out.
Forint, and the euro indexation
Rent is stated in forint with figures running to six digits for ordinary amounts, and Hungarian numbers write a space for thousands and a comma for decimals.
Leases in Budapest are frequently indexed to the euro or stated in euro and paid in forint at a stated rate, so the forint figure changes. That clause is the operative term and we translate it exactly.
Address registration, and the names
A lease supports address registration, which Hungarians and foreign residents need, and the landlord signs a separate declaration of accommodation for that purpose.
