Registering the lease, and the tax
Serbian leases are reported to the tax administration and rental income taxed, and a registered lease supports the tenant's residence registration.
An unregistered lease is common in practice and it leaves both parties with a weaker position. We translate the registration reference where the document carries one.
Residence registration, and the foreigner's obligation
A foreign national in Serbia must register their address with the police within a short period of arrival, and the landlord or accommodation provider files the registration — the bela karta, the white card.
That is a separate document from the lease and it is what the authorities check. A US file may contain it and a reader will not recognise it. We name it.
Dinar, and euro pricing
Rents in Belgrade and the larger cities are very commonly quoted in euro and paid in dinar at the exchange rate, even though the dinar is the currency.
The lease states the mechanism and it is the operative term for what the tenant pays. Serbian numbers write a comma as the decimal separator. We translate the clause exactly.
Two alphabets, and the JMBG
Serbian is written in both Cyrillic and Latin and both are official, so a party's name may appear one way on the lease and another on their identity document. One name, two alphabets.
