Old rent law, and the tenancies that never end
Egypt has two parallel rental regimes. Tenancies under the old rent law, frozen at rents set decades ago and inheritable by family members, still exist in very large numbers and are effectively permanent.
Tenancies under the new law from 1996 are ordinary market contracts. A US reader given an Egyptian lease showing an absurdly low rent is looking at an old-law tenancy, not an error, and we name the regime.
Registration, and the tax
A lease may be registered and rental income is taxable, and a registered lease carries evidential weight that an unregistered one does not.
The registration reference is on the document where it exists, and we reproduce it. An unregistered lease is common and binds the parties.
The pound, and what it was worth
Rent is in Egyptian pounds, and the pound has depreciated enormously since 2016, so a rent figure from 2015 and the same figure today represent very different sums.
We reproduce the currency and the date and do not convert, because a conversion at the wrong rate is meaningless here.
The national number, and the Arabic
Parties are identified by their fourteen-digit national number and address, and the contract carries signatures and frequently witnesses.
