Foreigners lease because they cannot own land
In Vietnam all land is owned by the people with the state as administrator, so nobody holds freehold land. What exists are land use rights, and foreign individuals may own apartments within quota limits and otherwise lease.
So a Vietnamese lease to a foreign national is operating within a structure with no US parallel, and we translate the right being granted precisely rather than calling it ownership or a simple tenancy.
Notarisation, and registration
Leases of residential property may be notarised and, for longer terms and for commercial property, registered, and the notarial certification carries the notary's number and office.
A Vietnamese file may also contain the pink book — the certificate of land use rights and asset ownership — which evidences the landlord's title. We translate it with the lease.
Registering the tenant, and the police
A landlord must register a tenant's temporary residence with the local police, and for a foreign national the accommodation provider files a declaration.
That registration, not the lease, is what proves lawful residence at the address. A US file may contain it and a reader will not recognise it. We name it.
Dong, and the diacritics
Rent is in dong with very large figures, and Vietnamese numbers write a point for thousands and a comma for decimals. Leases to foreign tenants are frequently quoted in US dollars and paid in dong.
