Notarisation, and the one-year line
A Bulgarian lease for more than one year requires notarisation and entry in the property register to bind a purchaser of the property, and below that it need not be.
So a great many Bulgarian leases are written for a year for that reason. An unregistered long lease binds the parties and not a buyer, which is a real consequence rather than a formality.
The three-year cap on prepayment
Bulgarian law limits how far in advance rent may be prepaid against a purchaser of the property, so a clause requiring a very long prepayment may not bind a new owner.
That is a term with a legal ceiling behind it, and we translate the clause as written without annotating enforceability.
Lev, euro pricing and the peg
Bulgaria uses the lev, pegged to the euro at a fixed rate, and rents in Sofia are frequently quoted in euro and paid in lev at that rate.

Address registration, and the EGN
A lease supports registering an address, which Bulgarians and foreign residents need, and the landlord provides a declaration for the purpose.
