The SPA is the standard instrument
The Special Power of Attorney is the everyday Philippine instrument, and the Civil Code requires a special power for a specific list of acts — selling or mortgaging property, accepting or repudiating an inheritance, making a gift, compromising a claim — which a general power cannot confer.
So an SPA presented for a property sale is the correct document and a general power is not. We name the instrument and reproduce the enumerated acts.
Notarisation, and the acknowledgment page
A Philippine SPA is notarised, which makes it a public instrument admissible without further proof of execution, and the acknowledgment page names the notary, their commission and its expiry, the document and page numbers and the notarial register entry.

Executed abroad — consularised or apostilled
An SPA executed in the United States for use in the Philippines was historically consularised at a Philippine consulate, and since the Philippines joined the Apostille Convention in 2019 an apostille is the route instead.
Documents from before and after that date carry different endorsements and both are valid. We name whichever the document carries.

Philippine documents are in English, so a translation is usually unnecessary — ask the office first.
