The PPAT, and why land is separate
Indonesia splits the notarial role: a notaris draws general deeds, while land transactions require a PPAT, a land deed official, and many practitioners hold both appointments.
A power for a land transaction must reach the PPAT deed, and one drawn for general purposes may not. The appointment named on the document tells you which, and we reproduce it.
The surat kuasa, and the types
An Indonesian power is a surat kuasa, and practice distinguishes the ordinary form from surat kuasa mutlak, an absolute power historically used to disguise land transfers and restricted for that reason.
A reader who does not know the distinction will misread the instrument. We name the type as written and translate the operative clause rather than summarising it.
Legalisation, and the recent apostille
Indonesia joined the Apostille Convention in 2022, so recent documents carry an apostille from the Ministry of Law and Human Rights where older ones carry a consular legalisation chain.
