The lease is filed, and the filing is what you need
A Chinese residential lease is commonly filed with the local housing authority, which issues a filing record or registration certificate. That filing — not the contract — is what supports a residence registration and, in many cities, school enrolment and permit applications.
So a US or Chinese office asking for proof of tenancy is frequently asking for the filing record. A tenant holding only the signed contract has the less useful document.
Residence registration is the point
Foreign nationals in China must register their address with the police station (派出所) within days of moving, and the resulting registration form of temporary residence is the document that proves lawful residence at that address.
It is stamped by the police station and is a different document from both the lease and the housing filing. Visa and permit applications ask for it by name, and we translate the stamp and the station name exactly.
The deposit, and the payment cycle
The market convention is expressed as a formula — 押一付三 means one month's deposit and three months' rent paid in advance; 押二付一 means two months' deposit and one month in advance.
Those compressed expressions carry the whole payment structure in four characters, and a translation that renders them loosely loses it. We set out the deposit and the payment cycle explicitly.
Chops, not signatures
A Chinese lease with a company landlord is executed with the company's chop — its official seal — and the seal rather than a signature is what binds. An individual landlord signs and may also apply a personal seal.

What is the police registration?
A stamped registration form of temporary residence, required of foreign nationals within days of moving. A separate document from the lease.
