Jeonse — rent replaced by a deposit
Korea operates a tenancy form that exists almost nowhere else. Under jeonse the tenant pays a very large lump sum — historically half to four fifths of the property value — and pays no monthly rent at all, recovering the whole sum at the end.
A US reader seeing a Korean lease with an enormous deposit and no rent is not looking at a purchase. It is a tenancy, and the deposit is a loan to the landlord in substance. We explain the instrument rather than translating the figure and leaving it.
Wolse, and the hybrid
Wolse is monthly rent with a smaller deposit, and most current arrangements sit somewhere between the two — a substantial deposit and a reduced rent, with a conversion rate implied between them.
The lease states both figures and which arrangement it is. We name it, because the financial position of the tenant looks entirely different under each.
Protecting the deposit
A jeonse tenant's exposure is enormous, so Korean law protects it through confirmed date registration (hwakjeong ilja) at the local office together with moving in and registering residence, which gives priority over later creditors.
