The deungibu deungbon, and its three sections
Korean title is proved by the registry certificate (등기부등본), in three parts: 표제부 describing the property, 갑구 for ownership, and 을구 for other rights — above all mortgages and jeonse rights.
As in Japan, land and building are registered separately, so a house means two certificates. We say which you hold.
Jeonse, which has no US equivalent
Korean tenancy runs largely on jeonse: a very large refundable deposit instead of rent, sometimes registered as a jeonsegwon in 을구 and sometimes protected only by a fixed-date stamp and occupancy.
A property carrying a jeonse deposit carries an obligation worth a large fraction of its value, and a translation that omits it hides the single most important fact about the asset.
The register is reliable but not conclusive
Korean law gives the register no public faith: a buyer who relies on it and finds the entry wrong is not protected in the way a German buyer is.
That is a genuine difference and it is why Korean practice examines the full history of the 갑구. We translate the entries in order rather than only the present owner.
The land category, and the identifiers
The 표제부 states the land category (지목) — rice paddy, field, building site, forest — which governs what may be built and is a material fact.
Parties are identified by resident registration number, usually partly masked on an issued copy, and addresses now use the road-name system alongside the older lot numbers. See our Korean page.
