The EGRN, and the end of the certificate
Russian title is proved by an extract from the EGRN, the unified state register of real estate. Paper ownership certificates were abolished in 2016, so a certificate in hand is a historical document, not current proof.
Clients present the old green or pink certificate believing it is title. We say what it is and what the current document is.
The cadastral number, and the cadastral value
Every property carries a cadastral number in a colon-separated form — region, district, quarter, object — and a cadastral value used for tax, which is not market value.
An extract also lists obremeneniya: mortgage, arrest, rent charge, and restrictions on registration actions. Those entries are the substance and we translate each.
Notarisation, which is sometimes mandatory
Most Russian sales need no notary, but notarisation is mandatory for a share in common ownership, for a minor's or an incapable person's property, and for some other cases.
A deed missing the required notarisation is void, so the presence or absence of a notarial clause is not a formality. We name it.
Spousal consent, and the patronymic
Property acquired in marriage is joint marital property by default, and a notarised spousal consent is required to dispose of it. Its absence is a live ground of challenge.
Names carry a patronymic from the father's given name, which is not a middle name and is part of the legal name. See our Russian page.
