Registration and stamp duty, which decide admissibility

An Indian sale deed must be stamped at the state's rate and registered under the Registration Act at the sub-registrar's office, and an unregistered or under-stamped deed is inadmissible in evidence.

That is a harsher consequence than a US reader expects. The stamp value, the registration number, the book and volume and the year are on the document. We reproduce all of them.

Registration is not a guarantee of title

Indian registration records the transaction, it does not certify title. Ownership is proved by a chain — the encumbrance certificate, the mutation records, the khata or patta and the parent deeds.

So a single deed answers much less than a US reader assumes, and the file is thick for a reason. We translate the chain the file holds rather than the deed alone.

The state systems, which differ

Land revenue is a state subject, so the record vocabulary changes across India: patta and chitta in Tamil Nadu, khata in Karnataka, 7/12 extract in Maharashtra, jamabandi in the north.

They are not interchangeable, and a translator who flattens them all to "land record" destroys the information. We name each as it is.

Agricultural land, and the languages

Several states restrict the purchase of agricultural land to agriculturists or to domiciles, and a deed may recite the buyer's qualifying status.
