You own the building, not the land
All urban land in China is state-owned. What is bought and sold is a land use right for a term — seventy years for residential, forty or fifty for commercial and industrial — together with ownership of the building.
Translating the document as a freehold deed misstates it entirely. The term and its start date are the material facts and we put them in the translation.
The unified certificate, since 2015
China replaced the separate house ownership certificate and land use certificate with a single Real Estate Ownership Certificate (不动产权证书) from 2015, so older files hold two documents and newer ones hold one.
Both are in circulation and neither is defective. We name which certificate the document is and reproduce its number.
What the certificate actually records
The certificate records the rights holder, the property unit number, the location, the nature of use, the building area, the source of the right — grant or allocation — and the term.
An allocated right is materially weaker than a granted one and cannot be freely transferred. That single character changes the value of the asset.
The ID number, and rural land
Holders are identified by the eighteen-digit resident identity number whose last character may be an X, and a company by its unified social credit code.
Rural land is collectively owned with homestead and contracted-management rights that generally cannot be sold to outsiders. See our Chinese page.

Do I own the land?
No. Urban land is state-owned. You hold a land use right for a term, plus ownership of the building.

Granted or allocated?
A granted right can be transferred freely. An allocated one cannot, and is materially weaker.
My rural property will not transfer.
