English, and why translation is rarely the issue

A Nigerian power concerning land is a deed, executed under seal, stamped at the stamp duties office and registered at the state lands registry.
Nigerian land law vests land in the state governor, so a transaction may require the Governor's consent, and a power that does not anticipate it stalls. That step has no US equivalent and is the one that delays files.
Powers granted abroad
Nigeria is not a party to the Apostille Convention, so a US document for use in Nigeria is notarised, authenticated by the Secretary of State and the US Department of State, and then legalised by the Nigerian embassy.
