The escribano, and the provincial registry

An Argentine transfer is an escritura pública before an escribano público, and it is inscribed in the Registro de la Propiedad Inmueble of the province — registries are provincial, not national.

The deed carries the escribano's registry number, the folio and the inscription entry. Which province matters, because the practice and the certificates differ. We name it.

The certificado de dominio, and the blocking period

Before signing, the escribano obtains a certificado de dominio e inhibiciones, which both reports the state of title and blocks competing entries for a short statutory period.

That blocking effect has no US equivalent and it is why the certificate is dated and short-lived. We translate it with the deed and keep the dates prominent.

Boleto, escritura and the gap between them

Argentine practice routinely uses a boleto de compraventa — a private purchase agreement with possession — long before the escritura, and many buyers hold only a boleto.

A boleto is not title. It creates rights but it does not transfer ownership, and a US reader shown one may assume otherwise. We name the instrument for what it is.

The DNI, and the PH

Parties are identified by DNI and by CUIT or CUIL, and apartments are held under propiedad horizontal with a percentage share of the common parts stated in the deed.
