The rogito, and the trascrizione
An Italian transfer is a notarial deed (atto di compravendita, the rogito), and it is transcribed in the Conservatoria dei Registri Immobiliari, now the Agenzia delle Entrate.
The notary keeps the original and issues a copia autentica. The transcription note, with its particular and general number, is what a search finds. We reproduce it.
The visura catastale, and the two systems
Italy runs the catasto — foglio, particella and subalterno — alongside the transcription registers, and the catasto is a tax record rather than proof of ownership.
A visura catastale is therefore not a title document, and clients send it believing it is. The visura ipotecaria is what shows mortgages and transfers. We name which you have.
Conformity, and why sales fail on it
An Italian deed recites urbanistic and cadastral conformity — building permits, amnesties (condono), and that the plan matches the building — and a defect there can void the sale.
Those recitals look like boilerplate and are the substance. We translate them rather than compressing them, because a non-conformity is the finding that matters.
The codice fiscale, and the prima casa
Parties are identified by codice fiscale, sixteen characters derived from the name, date and place of birth, which is checkable rather than arbitrary.
