Notarial deeds and the land registry
Land in Sri Lanka passes by a deed signed before a notary public and two witnesses, as the Prevention of Frauds Ordinance requires, and the deed is then registered at the land registry under the Registrar General's Department. Deeds are written in Sinhala, Tamil or English, and the notary's attestation at the end is part of the deed and is translated with it.
The land is described by its name, village and district, its boundaries on four sides and an extent in acres, roods and perches, usually with a lot number from a licensed surveyor's plan. Those measures are kept as written, not converted. See our Sinhala and Tamil pages.
Folio extracts and title certificates
Under the deeds system the registry records each land in a folio, and an extract of the folio shows the chain of registered deeds. Under the Registration of Title Act No. 21 of 1998, the Bim Saviya programme, surveyed parcels receive a certificate of title instead. A US lender, court or estate lawyer may ask for either alongside the deed.
US offices see Sri Lankan deeds in estates, divorce settlements and proof of assets. Deeds of gift between relatives are common, sometimes reserving a life interest to the parent who gives; every condition is translated in its exact terms. For leases, see our lease page.
What USCIS requires
Under 8 CFR 103.2(b)(3), a foreign-language document must be accompanied by a complete English translation and the translator's certification that it is accurate. Every seal, stamp and marginal note is part of the document, so every one is translated.
State agencies set their own rules — see government agencies — and what our certification states is on this page.
How it works
Upload a photo or a scan of your document, pick the language pair and check out online. You never have to mail originals: a legible copy is all we need.
A professional human translator, never machine translation, translates the document word for word and mirrors the layout of the original. Every certified translation ships with a signed Certificate of Translation Accuracy that meets the requirements of USCIS, courts and universities.
Your translation is delivered digitally, usually within 24 hours for documents of one to three pages, and same-day delivery is available. If anything needs adjusting, we revise it.
Certified vs. standard translation
A certified translation is a word-for-word translation accompanied by a signed statement attesting to its accuracy and completeness. It is what official bodies require: USCIS, courts, universities and government agencies. Certified translations are $24.95 per page, where one sheet of your document is one page, with no word cap.
A standard translation is the same professional human translation without the certificate, for when you only need to understand the content or for internal or informal use. It is billed at the same $24.95 per page with no word cap.
Frequently asked questions
What is a perch?
A Sri Lankan land measure: 40 perches make a rood and 160 an acre. We keep the extent as written and do not convert it.
My deed is old and handwritten.
Older deeds and folio extracts often are. We translate them in full and mark anything we cannot read with certainty.
Do I need the folio extract?
If an office wants to see the registered chain of ownership, the extract shows it. Ask the receiving office.
