An unregistered lease is void
Italian law requires a lease of more than thirty days to be registered with the Agenzia delle Entrate, and an unregistered lease is null — not merely unenforceable in part, but void, with the tenant able to have the rent reset judicially.
So the registration receipt and the registration number are not administrative decoration. They are what makes the document a lease, and a copy without them is a defective document rather than an incomplete file.
4+4, 3+2 and the canone concordato
Residential leases come in defined statutory shapes. The free-market contract runs four years plus four; the canone concordato runs three plus two at a rent set within bands agreed locally between landlord and tenant associations, in exchange for tax relief.
Transitory and student contracts are shorter statutory types again. The type is named in the contract and determines the term, the rent limits and the tax treatment, so we name it rather than describing the document as "a lease".
Cedolare secca, and why it is in the contract
Cedolare secca is a flat-rate tax regime a landlord may elect, and electing it obliges them to waive rent increases for the period. The election appears in the contract and in the registration.

The deposit is capped at three months' rent and by law bears interest payable annually to the tenant. Italian leases also routinely attach the APE, the energy performance certificate, which is mandatory and whose absence is itself a defect.
